Tim Whelan spent the early part of his career working on Wall Street. Tim’s ability to successfully navigate this fast paced and pressure filled environment is directly attributable to his focus on research and preparation. His lifelong interest in real estate pulled him out of the world of equities and into commercial real estate. Before relocating to Greensboro, NC and focusing on single-tenant net-leased development, Tim spent a number of years in the Mid-Atlantic working with a multi-billion dollar institutional fund where he and the rest of his team oversaw the acquisition, asset management, and disposition of office, industrial, multi-family, and retail properties.
Tim’s financial background and computer modeling experience allow him to rapidly generate initial pro forma numbers that he and his partners use to structure deals before they commit capital to new projects. Tim’s detail oriented approach is evident in every aspect of his work, from initial due diligence, to construction oversight and delivery. Following through and delivering on promises are essential elements of Tim’s business.
Tim received his undergraduate degree in Business Management from Cornell University and his Master of Science degree in Real Estate Development from Johns Hopkins University. Tim is an active member of the International Council of Shopping Centers and a licensed North Carolina real estate broker. When Tim isn’t working, he enjoys traveling with his wife and daughters and exercising.
